What It Really Costs to Build a Custom Home in East Tennessee

Jeff Lipsey

A clear-eyed look at land, site work, structure, and finishes — and where budgets actually move.

Most first conversations start the same way: "What does a custom home cost per square foot?" It is the right question with the wrong unit. Two homes of identical size on neighboring lots can differ by hundreds of thousands of dollars once you account for topography, access, and finish level.

Land and site work

Mountain lots are rarely flat. Driveway grading, retaining walls, septic design, and rock excavation are the line items that surprise owners most. Before you fall in love with a view, have a builder walk the property and price the dirt work.

The structure

Foundation type, roof complexity, window count, and ceiling heights drive the shell cost. A simple gable with generous glazing often outperforms a complicated roofline on both budget and long-term maintenance.

Finishes

This is where the range widens. Cabinetry, tile, plumbing fixtures, and millwork can double an interior allowance. We recommend setting finish allowances early and reviewing them with real selections rather than placeholder numbers.

Building the contingency in

Plan for a contingency of eight to ten percent. On a custom project, it is not a sign of poor planning — it is the line that keeps decisions from becoming compromises halfway through the build.
